You are very expensive, while some other sites are free? Why?
The only websites where you will get a result with advertising, are the ones where you have to pay either a yearly fee, or a booking commission, or a combination. It is impossible to do marketing without investing money and time. You will not find one website where it is totally free to advertise, and where they guarantee a result.
Where do you spend the advertising fee?
We advertise your property on other websites, where we have to pay a fee or a booking commission. We only use the very best websites, in all European countries, and they are never free. We also buy GoogleAdWords for your property advert. The Google Ads, guarantees a minimum of a 1000 visits to your property. Of course we also need to pay staff, as we need to maintain your advert. If you update your calender, or photos, or text, our staff have to make sure this new information is all transferred on over 200 websites. Some sites are linked, but some need to be done one by one.
Why do you work with a booking office, and do not put the owners details on the advert?
We used to operate that way but do now get a lot more bookings. The main reasons are that we act directly on a booking opportunity, and we do this in 12 languages. A lot of property owners are very busy, and do not always have the time to act quickly if a rental opportunity comes along. But not advertising and speaking the other European languages is the biggest difference. We do in the booking office!
How much do you charge for a booking fee?
We charge 15% to the rental client, not the owner of the rental property.
You guarantee result, what do you mean by that?
We advertise your property on our network of over 200 agents(websites) and buy from your advertising budget Google clicks directly to your advertising page on our own sites. From our statistics we know that you will get on your advert guaranteed over 1000 visitors per year. Depending on the quality of your property, the prices and the availability you will get bookings from this.
How long does it take to get a rental property advertised on all these 200+ websites?
We first put it in one of our sites, and check with you, to see if all is OK. This will be done within a few days, depending on your help, as we need to receive good quality photos, and the right information. After that it will take 4 till 8 weeks to get the properties on all the sites. For this reason you will get an extra 6 months free advertising.
Can I get discount if I advertise more properties with you?
You need to speak to our staff about this, as it depends on how many properties, the location of the properties etc.
How come you are getting very good booking results?
This is a combination of a very good IT department, based in the UK, and a marketing department in Holland with a lot of experience in the rental market in Europe. We know that if you want a good result, you need to have a team being on top of all that matters. You need to advertise on as many websites as possible in many different countries, but you also need to be very quick and professional when a booking opportunity comes along, if possible in the language of the client. Advertising is half the job, .....getting the booking is the other half!
Do you give us a list of all the 200+ websites where you advertise my house?
In principle, we are very careful with our network of websites where we advertise. It took as a lot of time and work to get where we are today. A lot of competitors would like to have look at it. However, their are a lot of sites where we do not have a problem, as they are well known sites in our industry that do very well. On these sites you either have to pay a lot of money to advertise or pay a booking fee. But some sites do not want to be published as they have had the experience that people who advertise with us on their site, start asking them questions like if their is any enquires about renting their property. For obvious reasons not possible. Can you imagine a few thousand people asking how things are going.....only once a year! And of course we like to keep a few websites for ourselves. We think that they are the icings on the cake. If you want to know more about most of the sites, just speak to our staff. Once we get to know you, you will get to know all about us, including all the sites. At the end of the day, that is where your bookings come from.
